Nebraska Farmland Values Rise in 2026

Nebraska's farm real estate market showed positive growth in 2026. New data from the USDA National Agricultural Statistics Service reported higher land values across several farmland categories, reflecting continued strength in the state's agricultural economy.

Farm real estate value, which includes all land and buildings on farms, averaged $4,400 per acre in 2026. This represented an increase of $150 per acre, or 3.5%, compared to the previous year.

Cropland values also moved higher during the year. The average cropland value reached $6,960 per acre, increasing by 2.4% from 2025. Strong demand for productive farmland continued to support these values.

Dryland cropland averaged $5,650 per acre, which was $50 higher than the previous year. Irrigated cropland remained the most valuable farmland category, averaging $9,200 per acre, an increase of $350 per acre from 2025.

Pastureland values also showed notable growth. Average pastureland value reached $1,590 per acre, which was $180 higher than the previous year. The increase highlighted the ongoing value of grazing land within Nebraska agriculture.

Cash rents paid to landlords remained relatively stable in 2026. The average cropland cash rent increased slightly to $227 per acre, up 0.4% from the previous year.

Irrigated cropland rent averaged $283 per acre, which was $3 lower than last year. Dryland cropland rent averaged $168 per acre, an increase of $2 per acre compared to the previous year.

Pasture rented for cash averaged $29.50 per acre, which was $1 higher than the previous year. These figures provided useful information for landowners and producers making leasing decisions.

The data showed that while rental rates experienced only modest changes, farmland values continued to increase. This trend reflected steady interest in agricultural land and its long-term value.
